The Party Wall etc. Act 1996 came into force on 1 July 1997. It provides a framework for preventing and resolving disputes in relation to party walls, boundary walls and excavations near adjacent buildings.
It is now a legal requirement to provide notice to neighbours of impending work under the Act. If this is not done in the correct manner, or if it is not done at all, there could be a delay in starting or an injunction could be taken out to prevent work from starting until the Act is followed.
We can help with the Party Wall Act in a number of ways:
- We can review your plans and determine whether or not the Act applies.
- We can offer advice on how to amend plans to avoid the Act.
- We can issue notices to all appropriate neighbours in the correct form.
- We can prepare an award and schedule of condition.
